Shingle Roofing On Long Island , Installed To GAF Specification
Asphalt shingle covers most of the roofs on Long Island, and almost all of them fail for the same handful of reasons: the nailing was wrong, the attic was never ventilated, or the flashing was reused. Bluemaster Roofing is a GAF Master Elite certified installer working across Nassau County, Suffolk County and Queens from our office at 141 Main Street in East Rockaway. Every shingle job is quoted after we walk the roof and photograph what is under it, and the estimate is written and itemized before you decide anything.

A shingle roof rarely announces itself with a leak. It tells you first through the gutters and the attic. Granule loss, curling edges, nail pops and daylight through the roof boards all show up years before water reaches a ceiling, and catching them at that stage usually means you get to choose your timing instead of reacting to a storm.
These are what our crews find most often on Long Island homes when the call comes in for what the homeowner describes as a small drip:
- Granules collecting in the gutters or at the base of downspouts, which means the mat underneath is losing its UV protection
- Curling or lifting edges on the south and west facing slopes, where the sun works hardest and the shingle dries out first
- Nail pops, small raised bumps in straight lines, usually a sign the deck has moved or the fasteners were driven wrong on the original install
- Soft or spongy decking felt underfoot near a chimney, skylight or vent, which means water has been getting in for a while
- Ice dam staining along the eave from a prior winter, which points at the attic before it points at the shingle
Materials We Use
What Actually Keeps A Shingle Roof Watertight
The shingle is one layer of a system with eleven parts, and most Long Island leaks come from the other ten. Water gets in at valleys, chimneys, skylights and pipe penetrations, not through the middle of a good shingle. When a five-year-old roof leaks, the flashing or the underlayment is almost always the reason.
What We Install
The two GAF shingles we put on most Long Island roofs
Both are architectural shingles and both carry the full transferable system warranty when installed with the qualifying components. The difference is thickness, shadow depth, and what the roof looks like from the street.
Most installed
GAF Timberline HDZ®
The shingle that goes on the majority of our replacements. A wider nailing area makes it far more forgiving to fasten correctly, which matters more on a real roof than any figure on the wrapper. The default choice for most Long Island homes.
Type
Architectural
Realistic lifespan
25 to 30 years
Warranty
50-year transferable system
Best for
Capes, ranches, colonials
Upgrade
GAF Timberline UHDZ™
The heavier option, with a deeper double shadow line that reads much closer to wood shake from the ground. Worth the difference on larger colonials and on any house where the roof is a big part of what you see. More material, more depth, longer coverage period.
Type
Architectural, ultra profile
Realistic lifespan
30 years or more
Warranty
Extended transferable system
Best for
Colonials, Tudors, larger roofs
Which one is right depends on the house, not the brochure. On a modest ranch the difference is barely visible from the street. On a two-story colonial with a steep front slope it changes the look of the whole property. We bring samples of both to the inspection so you can see them on your own roof before deciding.

Two roofs, the same shingle, different wind ratings
A shingle’s wind rating is not a property of the shingle. It is a property of how the shingle was fastened, which is why two quotes listing the identical product can end up with very different roofs.
The standard pattern is four nails per shingle. The high-wind pattern is six, and it also requires a proper starter strip at the eaves and up the rakes, plus purpose-made hip and ridge cap. Miss any of those and the upgraded wind coverage does not apply, whatever is printed on the wrapper.
On the South Shore this is not a technicality. Open exposure off the water puts real uplift on the edges and the ridge, which is exactly where a four-nail roof with cut-up starter fails first. We spec six-nail on exposed elevations as standard rather than as an upgrade line

How A Shingle Roof Project Runs
Tell Us What Is Going On
Call the office and describe the roof’s age, whether there is an active leak, storm damage, or a replacement you are weighing.
Inspection And Photos
We walk the roof, check the attic and the ventilation, and send you photographs of every finding with a written line-item price.
Permit And Installation
We pull the permit for your village, town or, in Queens, through the NYC Department of Buildings, protect the property, and install with our own crew in one clean pass.
Walkthrough And Warranty
Magnet sweep for nails, debris hauled out, final walk with you, and the manufacturer warranty registered before we leave.
What Moves The Price Of A Shingle Roof
Shingle roofs are priced by the square, which is 100 square feet of roof surface, but the square count is only the starting point. Two Long Island houses with identical footprints can be thousands apart based on pitch, layer count and what the deck looks like once the old roof is off.
Roof size and slope complexity
Dormers, chimneys, plumbing vents, hips and valleys break a roof into small faces. More cuts means more flashing detail and more labor hours per square than a plain gable of the same area.
How many layers come off.
A single layer strips and loads fast. Two layers roughly doubles the tear-off labor and the disposal weight, and disposal is billed by weight.
Pitch and access.
Anything above roughly 8/12 needs staging and roof jacks and slows every stage of the work. Tight side yards, no driveway for the dumpster and overhead wires all add hours.
Decking condition underneath.
Older Nassau and western Suffolk homes on original plank sheathing frequently need sections replaced. We price sheathing per sheet, agreed in advance, and photograph what we replace so you are not taking our word for it.
What You Get On A Shingle Job
One Crew, Start to Finish
The same certified team handles the inspection, the tear-off and the install. No part of your roof gets passed to a subcontractor we do not employ.
Written, Itemized Estimates
A line-item quote with sheathing priced per sheet in advance. No vague allowances and no surprise add-ons once the tear-off has started.
Photographs Of Everything
Decking, flashing and attic photographed before pricing. Those photos are yours to keep and to show another contractor whether or not you hire us.
The Warranty Stays Intact
We flash every penetration ourselves and register the manufacturer warranty before we leave the site, because coverage rests on the installation being correct in the first place.
Who Our Shingle Roofing Suit Best
Shingle work covers a wide range of Long Island houses. These are the situations we get called for most:
- Homeowners with a roof past twenty years who want to know whether they have one more winter or none
- Anyone comparing quotes and wanting a written, itemized estimate instead of a verbal number and a handshake
- Capes and ranches in Nassau and western Suffolk on original plank sheathing, where the decking question decides the price
- Split levels and hi-ranches where the same wall junction has been caulked and re-caulked for years
- Waterfront and open-exposure properties needing a higher wind schedule and corrosion-resistant hardware
Frequently Asked Questions
Lifespan, layovers, wind ratings and warranties. These are the questions that come up on nearly every shingle estimate. If yours is not here, call the office and ask.
How long does an asphalt shingle roof last on Long Island?
Architectural shingle typically runs twenty to twenty-five years here, and ventilation is the biggest variable. A well-vented attic gets you the top of that range. A blocked or unvented one takes years off it regardless of what the wrapper says. Coastal and heavily shaded roofs also age faster than open inland ones.
Can you install new shingles over my existing roof?
Sometimes. One layover over a single existing layer is allowed in most Long Island jurisdictions if the deck is sound and the flashing is good. It costs less, but it hides the decking, prevents a proper leak barrier at the eaves, and makes the next roof a two-layer tear-off. We quote both ways and let you see the difference.
What wind rating do shingles need on Long Island?
It depends on your exposure rather than your county. Open South Shore blocks, Sound-side Huntington and both Suffolk forks need the higher nailing schedule, starter at the rakes as well as the eaves, and a shingle rated for that zone. Inland streets with tree cover and neighboring houses breaking the wind are a different calculation.
Does the attic really affect my shingle warranty?
Yes. Manufacturer coverage assumes balanced intake and exhaust ventilation and correct nailing. Ridge vent with soffit intake painted shut or blocked by insulation does not count as ventilated, and heat trapped under the deck is a recognized cause of premature shingle failure. We open the intake path as part of the install rather than quoting it later.
How long does a shingle roof replacement take?
Most Long Island houses are one to two days on site for a single layer, and two to three for a two-layer tear-off or a steep, cut-up roof. Weather moves that, and we will not open a deck we cannot close the same day. You get a target date at the estimate, not after the permit.
