Commercial Roofing Service Long Island, NY Scheduled Around Your Building
On a commercial roof the roofing is rarely the hard part. The hard part is doing it without closing a restaurant, disturbing tenants, failing a board vote or holding up a lease. Bluemaster Roofing works on storefronts, co-ops, medical offices, restaurants, warehouses and multi-family buildings across Nassau County, Suffolk County and Queens. We are Carlisle factory trained and GAF Master Elite certified, and we provide the documentation, certificates and phasing plan before the work rather than after it.

How We Operate
The roof is the easy part. The building is the job.
Most commercial roofing complaints are not about the roofing. They are about a blocked entrance nobody warned anyone about, a dumpster in the wrong bay, or noise during a tenant’s busiest hour. We plan those first, because that is what actually lands on your desk.
Retail and storefront
Work scheduled outside trading hours, with the customer entrance kept clear throughout.
Office buildings
Warehouse and industrial
Multi-family and co-op
Work scheduled outside trading hours, with the customer entrance kept clear throughout.
What gets agreed before the first truck arrives
Four things, confirmed in writing
When we work
Your operating hours decide ours, not the other way round. We would rather run a longer schedule than a disruptive one, and we price that in at the start instead of discovering it halfway through.
For example
Tear-off on a retail roof starts after closing, not at seven in the morning.
Where everything goes
Dumpster placement, material staging, crew parking and the lift or hoist position. All of it agreed on a walk of the site, so no bay, entrance or fire exit gets blocked by surprise.
For example
Noise and odor
Tear-off is loud and torch-applied systems carry a smell. We tell you which phases produce which, and when, so you can warn tenants rather than field calls about it.
For example
A schedule you can forward
You get the plan in writing, laid out so it can go straight to tenants without you rewriting it. Most complaints are not about the work. They are about nobody being told it was happening.
For example
The tenant notice does most of the work
A tenant who knew the noise was coming tolerates it. A tenant who did not calls you at nine in the morning. That one page is the cheapest part of the job and the part that decides how the week goes.
We write it. You send it. And if anyone calls us directly, they get a person rather than a voicemail.
What the notice covers
- Start and finish dates
- Working hours by phase
- Which days are loud
- Entrances or bays affected
- Parking that will be unavailable
- A direct number for questions
Every building is different, so we walk it before we quote it. That visit is where scheduling, access and staging get worked out, and it costs you nothing whether or not the job goes ahead.
Vendor Requirements
The paperwork, before anyone is on the roof
Property managers change roofing contractors over admin more often than over workmanship. A certificate of insurance that takes four days to arrive holds up the whole job, and it lands on you, not on them. Here is everything you will need from us, and when it arrives.
The vendor packet
Sent without you having to chase it
- Before we start
Within 24 hours of you asking
Certificate of insurance
General liability, with0 your building and ownership entity named as additional insured. Not a photo of a card, and not a generic certificate with someone else's name on it.
Workers compensation certificate
Current, and covering every person who will be on the roof. This is the one that matters if somebody gets hurt on your property.
W-9 and vendor onboarding
Completed and returned in whatever format your accounts system wants, so the first invoice does not sit in a queue waiting for it.
Licensing documentation
We are fully licensed and insured, and we send the documentation your file needs without being asked twice.
Board or ownership submission package
For co-ops and multi-family, the scope, schedule and certificates assembled in one document you can put in front of a board without rewriting it.
- During the work
As it happens
Permit filed and on record
With the town or village, or with the New York City Department of Buildings where the building sits in Queens. Filed by us, and the copy goes in your file.
Photographic record
Conditions before, work in progress, and anything unexpected we find. You get the photographs whether or not anybody asks for them.
- On completion
Before we leave the site
Manufacturer warranty certificate
Registered in the building's name and handed over, not promised for later. This is the document that has to exist when the building is sold or refinanced.
Close-out package
Final photographs, the scope as actually built, and a written record of anything that changed along the way. One file, ready to archive.
Why the certificate depends on who installs it
A manufacturer warranty on a commercial roof is not automatic. It is conditional on the system being installed by an applicator the manufacturer has trained and approved. If that box is not ticked, the certificate never issues, and nobody finds out until it is needed.
We are Carlisle factory trained, which is what makes the certificate at the end of the job a real document rather than a promise.
- Trained applicator installs the system to specb
- Installation registered with the manufacturer
- Certificate issues in the building's name/b
- It is there when the building sells or refinances
Ask for the certificate of insurance first
Before scope, before price, before anything. How quickly a roofing contractor produces a correctly named COI tells you most of what you need to know about how the rest of the job will run. Ours goes out the same day.
What We Install On Commercial Buildings
For flat and low-slope buildings we install Carlisle TPO and EPDM as factory trained installers, along with modified bitumen and coatings. For pitched commercial roofs, including medical and professional offices, churches, schools and small multi-family buildings, we install GAF Timberline HDZ and GAF Timberline UHDZ architectural systems.
How A Commercial Roofing Project Runs
Survey And Constraints
We survey the roof, document seams, terminations, drainage, curbs and ponding, and establish the building’s constraints: operating hours, tenants, access, equipment and what documentation you need from us.
Written Scope, Phasing Plan And Documentation
An itemized scope with the membrane or system named, tapered insulation specified where required, a phasing plan by section, a schedule you can circulate, and certificates of insurance naming the correct parties.
Permits, Mobilization And Installation
Permits filed with your village, town or city in Nassau and Suffolk, or through the NYC Department of Buildings in Queens. Site protection, staging and dumpster placement set up, then the work runs section by section so the building is never left open.
Close-Out, Warranty And Handover
Drains flow-tested, seams probed, site cleared, inspections closed, the manufacturer warranty registered, and a close-out package with photographs and documentation handed to you for the building record.
Looking For Work On A House Instead?
Residential Roofing
Single-family homes run on a different set of constraints, and that work has its own page covering the process from a homeowner’s side.
Every Service We Provide On Long Island Buildings
Each has its own page covering process, pricing and warranty in full.
Roofing Systems We Install On Commercial Buildings
Membrane on the flat sections, shingle or metal on the pitched. Most commercial properties need at least two.
What Determines Commercial Roofing Cost
Roof area sets the floor. What moves it is how many existing layers come off, whether the insulation is wet, how much tapered insulation the drainage design needs, the penetration and curb count, and how constrained the building is to work on. Disposal is billed by weight, so layer count matters more than most owners expect.
Existing layers and disposal weight.
Decades of built-up roofing, cold patch and coating is heavy, slow and expensive to remove.
Wet insulation.
Saturated insulation has to come out, and how much of it is wet is the largest single unknown on most commercial roofs, which is why it is established at the survey rather than discovered mid-job.
Tapered insulation design.
Building fall into a level deck is a real design and material cost, and it is what stops you having the same ponding conversation in five years.
Penetration and curb count.
Rooftop units, hatches, vents, drains, scuppers and skylights each need a detailed flashing. On a small cut-up roof the details can outweigh the field.
What You Get On A Commercial Roofing Job
On a commercial property you are buying predictability as much as roofing. These are the things that produce it.
Documentation arrives before the crew does.
Certificates of insurance naming the correct parties, a written scope formatted for approval, permits filed, and a schedule you can circulate to tenants.
Our own crew, on our payroll.
Twenty-one people, insured by us. On a building with tenants, equipment and liability exposure, knowing exactly who is on your roof is not a small thing.
Carlisle factory trained.
Manufacturer training is what a system warranty actually rests on. We hold it rather than claiming familiarity with the product.
We survey the drainage before we specify the membrane.
A membrane quoted without establishing where water stands is a guess with a price on it, and it is the most common reason a new commercial roof ponds within a year.
The Commercial Properties We Work On In Long Island
Different buildings need different things from a roofing contractor. Tell us which of these you are and the survey and the scope are built around it.
- Property managers and managing agents, with portfolios scheduled as routes, reported per address, and invoiced for owner records
- Co-op and condo boards, needing documented scope, photographs and costed options a board can vote on
- Homeowners associations, with multi-building programs phased across a development and consistent specification throughout
- Retail and storefront operators on main streets across Nassau, Suffolk and Queens, worked around trading hours
- Medical, dental and veterinary practices, with equipment, records and patients below and noise windows that matter
Commercial Roofing Questions Long Island Property Owners Ask
Disruption, documentation, warranties and planning. These five come up on almost every commercial survey.
Can you work without closing my business or disturbing tenants?
Yes, and it is planned at the survey rather than improvised. Large roofs are phased by section so no part of the building is ever left open overnight, and we work the hours your building can take, whether that means before service in a restaurant, around procedure times in a medical practice, or term breaks in a school.
Will you provide certificates of insurance and documentation for our board?
Yes. Certificates of insurance naming the correct parties, an itemized written scope suited to board or ownership approval, a phasing schedule you can circulate to tenants, and a close-out package with photographs for the building record. All of it arrives before mobilization rather than after.
Does my commercial roof warranty require maintenance?
Frequently, yes. Manufacturer-backed membrane warranties commonly exclude damage attributable to neglect, and documented maintenance is often a condition of coverage. Nobody audits your records routinely, but if you file a claim and the failure is attributed to blocked drains or unmanaged debris, a dated service history is what settles it.
How do I get a number for next year's capital budget?
Tell us you are planning rather than buying. We produce a survey with remaining service life stated, photographs, and a costed scope dated for your planning horizon, so a board or an owner can approve against something defensible rather than a sales quote that expires in thirty days.
Do commercial roofs in Queens need a Department of Buildings permit?
Most commercial roofing work in Queens is filed with the New York City Department of Buildings rather than a town or village building department, and the requirements differ from Nassau and Suffolk. Structural work, added layers, parapet work and most commercial scopes require filing. We identify what applies and handle it.
