Roof Replacement & New Roof Installation Service Long Island, NY

A roof replacement is one of the larger purchases a Long Island homeowner makes, and most of what determines whether it was a good one happens after the old roof comes off. Bluemaster Roofing performs full tear-offs and new roof installations across Nassau County, Suffolk County and Queens with our own 21-person crew. Decking is priced per sheet before we start, the estimate is line by line, and the GAF system we install carries a 50-year non-prorated material warranty that transfers to the next owner.

05

Flashing, Chimney And Skylight Work

All new step, counter and apron flashing, chimney crickets where the width calls for one, and skylight flashing kits or full skylight replacement during the tear-off.

06

Gutter Replacement And Storm Damage Rebuilds

Seamless aluminum gutters replaced with the roof while the staging is already up, carrying a 10-year workmanship warranty, plus full insurance-supported rebuilds after storm loss.

When You Need Us

Is It Time To Replace The Roof Or Not Yet?

A roof needs replacing when the field itself has failed rather than a component on it, when there are already two layers on the deck, or when the sheathing has softened. Age alone is not the test. Plenty of twenty-two-year-old Long Island roofs are sound, and plenty of fifteen-year-old ones are finished because they were never ventilated.

Materials We Use

What Goes Back On, And What Gets Decided During The Tear-Off

Two things are chosen before a replacement starts: the system and the warranty tier. Two things can only be established once the deck is exposed: how much sheathing needs replacing and what the ventilation path is actually doing. Any contractor who claims to know all four before the tear-off is guessing on two of them.

Roof Replacement
Installation Day

What actually happens at your house that day

Nobody tells homeowners this part, and it is the second thing everyone wants to know after the price. Here is a normal single-day replacement, start to finish, and the handful of things we need from you.
Time
What we are doing
What you do
7:30 AM
Crew arrives, material comes off the truck
Shingles and equipment get staged on the driveway or the lawn, close to where the ladders go up.
You
Park on the street the night before, and leave the driveway clear.
7:30 AM
Property protection goes down first
Tarps over the beds and shrubs, plywood against the siding and windows, and boards over anything that cannot take a falling shingle.
You
Move patio furniture and anything fragile off the deck.
8:00 AM
Tear-off begins
The old roof comes off in sections, straight into the dumpster. This is the part people remember, and we would rather you knew about it in advance.
Loudest part of the day, roughly two hours
You
Keep pets inside. Avoid booking calls you cannot mute.
10:00 AM
Decking inspection, with you
The deck is now visible for the first time. If anything needs replacing we photograph it and show you before we touch it, at the rate already on your estimate.
You
Two minutes, if you are home. We send photographs either way. Park on the street the night before, and leave the driveway clear.
11:00 AM
The layers that matter go down
Ice and water shield at the eaves and valleys, synthetic underlayment across the deck, drip edge at the edges, and the starter course. Quieter than the tear-off.
Much quieter from here on
Nothing needed
1:00 PM
Shingles, flashing and ventilation
The field goes on course by course. New flashing at every chimney, wall and skylight, and the ventilation corrected while the roof is open.
Nothing needed
4:00 PM
Ridge cap and finishing details
Hip and ridge cap, pipe boots, and every edge and penetration sealed properly.
Nothing needed
4:30 PM
Magnet sweep across the whole property
Not just the driveway. Lawn, beds, side yard and the sidewalk. Nails in the grass are what people are still finding in April, and we would rather find them now.
You
Walk it with us if you want to.
5:00 PM
Walkthrough and handover
We go round the property with you, hand over the photographs from before and after, and register your warranty with the manufacturer in your name.
You
Fifteen minutes, and the paperwork is done.
Do you need to be home?
No. It helps if someone can be reached at the decking stage, but we photograph everything and send it either way. Most people go to work and come home to a finished roof.
What if the weather turns?
We never open more roof than we can close the same day. If the forecast breaks, we dry the roof in and come back rather than gambling with your house.
On a new build, this looks different
New construction, additions and dormers run to your builder’s framing schedule rather than a single day. We coordinate the dry-in with your GC so the structure is never left open between trades.

Roofing Systems

Roofing Systems We Install On A Replacement

A replacement is the one moment you get to change what is on the house. Six systems, each suited to a different roof shape, exposure and budget, all installed and warrantied by us.

Our Process

How A Roof Replacement Runs, Start To Finish

01

Assessment And Measurement

We walk the roof, measure every plane, count layers and penetrations, check the attic and photograph everything. If the answer is that you do not need a replacement yet, that is where you hear it.

02

Written, Itemized Estimate

Line by line: system, accessories, ventilation, flashing, decking per sheet, disposal, permit and labor. Financing is available up to 100% of project cost, subject to credit approval, and the $500 replacement discount applies here.

03

System Installation

Leak barrier at eaves, valleys and penetrations, underlayment across the full deck, starter, drip edge, all new flashing, field, hip and ridge cap, and ventilation completed.

04

Cleanup, Walkthrough And Warranty

Magnet sweep across the property, debris hauled away, final walk with you, municipal inspection closed by us, and the manufacturer warranty registered before we finish.

Pricing

What Determines The Cost Of A Roof Replacement

Replacement is priced by the square, which is 100 square feet of roof surface. Everything below is why two houses with the same square count come back thousands apart.

Roof size and slope complexity.

Dormers, chimneys, plumbing vents, hips and valleys break a roof into small faces. More cuts means more flashing detail and more labor hours per square than a plain gable of the same area.

Layer count and disposal weight.

One layer strips and loads fast. Two layers roughly doubles the tear-off labor and the tonnage going into the dumpster, and disposal is weighed, not estimated.

Pitch, height and access.

Anything above roughly 8/12 needs roof jacks and staging. Three-story homes, tight side yards, no driveway for the dumpster and overhead wires each add hours before a single shingle moves.

Ventilation and framing corrections.

Opening a blocked intake path or adding ridge exhaust is usually a modest line item, and it protects everything above it.

Why Choose Us

What You Get From A Bluemaster Roofing Replacement

The parts of a replacement that determine whether it lasts are the parts you will never see once the last shingle is down. These are the commitments we make about them.

The estimate is the invoice.

Decking is priced per sheet before we start and photographed as we replace it. No mid-job change orders, no allowances that quietly expand once the roof is open.

One in-house crew, all 21 of them ours.

Tear-off, deck repair, flashing, install and cleanup by people who work for us. A replacement is where subcontracting hurts most, because nobody who was there in the morning is there at the end.

We register the warranty ourselves.

GAF coverage rests on the system being installed to specification, which is what the GAF Certified Roofer designation exists to verify. We register it before we leave rather than handing you a card.

Pre & Post Inspection

Deck, flashing, attic and every replaced sheet, kept whether or not the job ever happens. Take them to the other two contractors and compare like for like.

Who We Serve

Who We Handle Roof Replacements For

A replacement is disruptive in different ways depending on who is underneath it. Scheduling, notice, access and documentation all change with the property type.

FAQ's

Roof Replacement Questions Long Island Homeowners Ask

The same questions come up on almost every replacement estimate: how long it takes, whether you can go over the old roof, and why quotes differ so much. Direct answers below.

How long does a roof replacement take on Long Island?

One to two days on site for most single-layer homes, two to three for a two-layer tear-off or a steep, cut-up roof. Larger colonials and multi-section commercial roofs run longer. Weather moves the date rather than the duration, and we will not strip a deck we cannot close the same day.

Sometimes, over one existing layer, on a deck we have confirmed is sound. It costs less, but you never see the sheathing, you cannot install a leak barrier at the eaves, and the trapped heat shortens the new roof’s life. Once two layers are on, tear-off is the only option. We quote both ways so you see the gap.

Usually yes for a full tear-off. In Nassau and Suffolk it comes from your town, village or city, each with its own requirements, and Nassau alone contains two cities, three towns and 64 incorporated villages. In Queens it goes through the NYC Department of Buildings. We identify the authority, file it and close the inspection as part of the job.

No to both. It is loud, there will be vibration through the ceilings, and you will want pets and anything fragile away from the work area. You do not need to be present, though we do need driveway and side yard access for the dumpster and staging.

On GAF shingle systems the material coverage is 50 years, non-prorated, and it transfers to the next owner, which matters at resale. It is conditional on the system being installed to specification, including the required accessories and correct ventilation, which is exactly why the accessory lines appear on the estimate. We register it before we leave the site.
